REAL ESTATE TRANSACTIONS - The real estate transactions and litigation for Green & Marker (or its immediate predecessor firm) have provided services that have well exceeded one and one-half billion dollars. Legal services include transactions or litigation in connection with large real estate development projects, commercial buildings, complexes, or substantial residential facilities, along with a wide variety of general civil business and commercial cases.

Transactional concentrations include:Purchase and Sale of Real Property - negotiation and preparation of documents for all aspects of options, sales, purchases, leases and the like in connection with real property, including, but not limited to, large commercial high rises and large residential complexes, including all types of tangential contracts inherent in such real estate transactions. Services also include the negotiation of necessary loan documents with a variety of lenders. Similar services are provided for individuals in connection with residential or small commercial property sales, leases and acquisitions as well.
Formation of various business organizations and entities -including the formation of limited partnerships, general partnerships, joint ventures and corporations for businesses engaged in a wide variety to commercial ventures and enterprises, including all negotiation and preparation of contracts relevant thereto.

The firm has recently acted as real estate and litigation counsel for Colony Advisors, Inc. The firm not only handled real estate litigation in Southern California but set up, oversaw and supervised a network of attorneys for real estate litigation on behalf of Colony and its affiliates in California, New York, Massachusetts, New Hampshire, Road Island, Virginia, Florida, Texas and Arizona.
The firm is regularly engaged in negotiations for the acquisition of real estate portfolios for its various clients as well as in various other real estate and business ventures. The firm has recently acted as real estate and litigation counsel for Colony Advisors, Inc. The firm also has extensive experience in all aspects of domestic relations and family law matters, including representation of parties with community assets in the many millions of dollars.
The list of diverse cases presently in the office could go on and on. However, other examples of our diversity include representation of a Race Car Team against a worldwide cable television company; negotiation with the Los Angeles County Transportation Commission in connection with the Metro-Rail project; extensive litigation involving numerous high rise office building partnership and title and partnership issues therein.

Green & Marker maintains an active litigation practice in a wide variety of civil areas. Civil litigation expertise includes prosecution and defense in all aspects of state and federal court and jury trials, as well as client representation before a variety of administrative agencies.
Mr. Green has appeared and litigated in the State Courts of Arizona, Utah, Texas and New York; Federal Court experience includes cases in Hawaii, New York and Puerto Rico, in addition to active cases throughout California.
Mr. Marker is also licensed in Washington, D.C.
The firm has a successful appellate practice and is experienced in appellate work, including what has become an active writ practice.
Litigation concentrations include:Real Estate - including, but not limited to, general contract disputes; title disputes and declaratory relief; construction disputes; construction defects; specific performance; defense against claims of homeowner’s associations; and commercial and residential unlawful detainers.
Negligence Law - including, but not limited to, the prosecution and defense of personal injury and premises liability; and negligence litigation as applicable to construction defect litigation or general liability in real estate and commercial transactions.
Business and Commercial - including, but not limited to, contractual disputes; general business and commercial transactions; unfair competition; bad faith; and, breach of the covenant of good faith and fair dealing, along with the tangential business and commercial tort and fraud claims; and general negotiations on behalf of management.
Bankruptcy - primarily in the area of creditors' rights.
Administrative Proceedings - Mr. Green, a former administrative judge while part of a special law school program, actively represents individuals and entities before a wide variety of administrative agencies and is experienced in administrative writs of mandate as a tangent to that representation.

Green & Marker presently represents many companies in connection with doing all of the landlord-tenant work (on behalf of the landlord) for a large shopping mall in the San Fernando Valley in Southern California. Green & Marker also does various other landlord-tenant work for the insurance company's various subsidiary companies.
